Michigan Property For Sale

Caro 34

Description

This is not your "run of the mill" piece of hunting / recreational land. This land is a bit different. 34 acres, mostly wooded, with over 1000' of creek frontage. It has paved road frontage. It is an irregularly shaped parcel. Sort of an upside down "L" shape.

The front part of this acreage, the part between the road and the creek, is lower ground, thick, brushy, and can at times be pickery. Be careful what you grab hold of. This isn't a shorts and tennis shoe type property. This is jeans and boots ground. Keep watch, you just might stumble into a toad, frog, or some other critter that inhabits wild and wooly spots. The story is that there used to be mink raised in this area. Cute furry little guys with lots of teeth. Keep your camera ready, you never know what might show up.

There's a stream that crosses this entire property, from SE to NW. A nice bubbling, mostly hard bottomed, 10-foot-wide stream, that's home to minnows, crayfish, and seasonally suckers, pike, and maybe a bass or two. The stream empties into the Cass River about a quarter mile downstream. The banks are often paved with many types of flowering plants that attract quite a few butterflies, bees, and hummingbirds. Same stream also is a nice water source for all sorts of wildlife that are found here. A heads up about the stream, there's not a bridge that crosses it on the property. You'll need some rubber boots to make the crossing. Summertime it's usually only calf deep. Big rains and snow melts can raise the water level, especially in the springtime.

Once across the stream the forest starts to change. You start gaining elevation, seeing more oak, maple, and poplar trees. I'd guess you gain 20 to 30 feet in height; The terrain then flattens out the farther north you go. This is home to deer, turkey, and small game. There's a 4-acre old piece of pasture at the back SE corner of the property. Original owners many years ago used to keep horses back there. Over in the edge of the woods on the west side of the pasture you'll find an old 1951 yellow Buick, or what's left of it. Seems some kids used to haul hay back to the horses in the trunk of the Buick. One day the Buick quit, and now, it's settled into the leaves, waiting for the racoon family to come home.

Back behind the Buick is a nice, wooded ridge that overlooks a gradual slope back down toward the stream. That area looks to have a few watery springs seeping up into the leaves. The vegetation again starts turning thicker the closer you get to the stream.

Lots of ground to explore once you leave the asphalt.

No land contracts or leases. Address, aerial, and acreage size are estimated.

You'll need an appointment, a real estate agent, and maybe some sort of GPS app on your cell phone to find your way in and back out.
